Introduction to Water Damage Estimating

The quality of an estimate is determined entirely by the quality of the assessment that precedes it. A comprehensive assessment captures every item that will appear in the scope of work — missed items at assessment become scope gaps that cost the contractor money.

Assessment for estimating purposes follows the same systematic protocol as damage assessment for restoration purposes, but with explicit documentation of the data points needed for quantity calculation. Room dimensions (length, width, ceiling height) are the base data for area calculations. Material identification (material type, finish, age, and condition) determines the unit rate to apply. Extent of damage (partial, full floor coverage, height of water rise on walls) determines quantities. Photograph every measurement taken — photographic evidence supports quantity calculations in any subsequent insurer audit.

Categorise assessed items by trade or cost category as you proceed: structural (demolition, framing, plasterboard, insulation), finishes (paint, floor coverings, tiling), mechanical (plumbing, HVAC components), electrical, contents, and professional services (engineering, hygienist reports, project management). This categorisation simplifies the scope development step and ensures nothing falls between categories.
